Whisperwind Cabin - Furnished Vacation Getaway- 2 Bed/2 Bath - north of Hochatown OK



       
The property is furnished and includes  the average appliances of  the modern home: electric oven, refrigerator/freezer, dishwasher, microwave, toaster, blender, mixer, coffee maker, full size washer and dryer, a blow dryer in bathrooms,  iron and ironing board, two HDTVs with  DVD player connected, propane grill - bottle attached ready for use, charcoal grill (charcoal not furnished),   hot tub, table with chairs and rocking chairs  on the deck. Furniture includes log beds, table and chairs,  coffee table,  and bar stools.  Sleeper sofa has a queen size mattress covered with a mattress pad.  The two beds are completely made - sheets, blanket, spread, shams. There is extra bedding and pillows.  Both bathrooms have plenty of towels and wash cloths  for a normal stay - if all are used and more are needed, please put a load through the washer and dryer.  There are dishes, glasses, pots and pans,  flatware and utensils, and a  First-Aid Kit.   Whisperwind Cabin is well stocked for use by guest during stay.  Cleaning crew will check supplies during routine cleaning after check out. We make a trip up monthly to re-stock.  Supplies are for your use during your stay.  Anything (spices, shampoo, etc) left behind will remain  in the cabin for use by the next guest. 
 
    Rental Party:  The rental party shall consist of Guest and the following persons: Complete List of  all adults and number and ages of children:

 Maximum Occupancy: The maximum number of guests is limited to  6 .
            Children under 12 are included in this count.  It is possible for small
            children to comfortably share a bed.  Parents are responsible for their children.
            

 

 Term of the Lease.  The lease begins at  3:00   p.m. on ____________(the “Check-in Date”) and ends at 11:00   a.m. on _______________(the “Checkout Date”).  Please respect times. 



  Minimum Stay:  This property requires a  2  night minimum stay. Longer minimum stays may be required.
 
Rental Rules:  Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

Access:  Guest shall allow Homeowner access to the property for purposes of repair and inspection.  Homeowner shall exercise this right of access in a reasonable manner.

 
The deposit is non-refundable and applied toward the rental fees. 
At the time the reservation is booked,  the calendar is blocked for your stay.
If it is necessary to cancel reservation,  a fee of half the first night's rent will be charged
when refunding payment.   Cancellations made within 21 days of arrival will be charged  the full rate
of the first night.  Cancellations or date changes must be made by telephone.   Voice mail messages and text messages are not accepted forms of cancellation.  There must be a very good reason for switching the date - the calendar has been blocked for your stay - and short time notice to re-book usually leaves the cabin vacant - which could have been rented by someone else.  In the event of 
something unforeseen ----such as sudden illness or death in the family, we will try to help - but if reservation is moved,  date needs to be within 60 days of your reservation if there is an available
date.  It is possible there could be an increase in the cost - if the new date is a Holiday or busier season -rates would need to be checked.  We do not give refunds for early departure.  In the event of a "No Show" there is no refund at all.
 
 
Missing Items/Damages or Items Left Behind
Missing items or damaged items will be billed to guest. Personal items left behind will be mailed to guest with a minimum fee of $25.00 to cover shipping charges.  You must call to request.
That fee can be deducted from the hold on your card - receipt will be sent - balance will be 
released from Hold. There could be a delay in getting items to you - if noticed by our cleaning crew, they will pick up extra items and hold.  In the past, though, there have been times, when things  -
such as a power cord or DVD  was added to contents.  We  usually  make a trip monthly to check things and restock and handle mail. 
 
 
Loud Noises: Shooting is not permitted.  Loud noises such as shooting of guns and playing loud music outside is not permitted. Violation of these policies may subject guest to immediate eviction from property without refund of reservation fees. 
 


If the premises appear dirty or damaged upon arrival,  Guest shall inform Homeowner immediately by phone - 903-276-1277.  If anything appears not to  work,  call - so that the problem can be resolved  for you. 



  Cancellation Policy:  If Guest wishes to cancel his/her reservation, the deposit will not be refunded.
  If reservation is canceled within 21 days of arrival, there will be no refund  unless that time can be   
  rebooked. 
 
 
  Insurance:  We encourage all renters to purchase traveler insurance. 
                           

 

RENTAL RULES
 
 
  Smoking is allowed outside only.  Dispose of the cigarettes butts in the fire pit - a safer option than 
  thrash basket or dropping on the ground - especially in the dry seasons.

  People other than those in the Guest party set forth above may not stay overnight in the property. 
 Any other person on the property is the sole responsibility of Guest

 Whisperwind Cabin is  privately owned; the owners are not responsible for any accidents injuries or illness that occurs while on the premises or its facilities. The Homeowners are not 
responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
 
     Keep the property and all furnishings in good order.  

     Only use appliances for their intended uses. There is no garbage disposal - do not put food down the drain of the sink.  Do not put buttered bread into the pop-up toaster. Use common sense. 

       PETS are permitted only with prior approval and the Pet Addendum must be completed.  Dog must be given a bath and treated for fleas and ticks before arrival.  No other type of animal is  allowed.
Do not clip a leach to hot tub cover - as someone has done - which caused tear in newly replaced cover. 


 Parking:
 Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
 
     Housekeeping:  There is no daily housekeeping service. Linens and bath towels are included in the unit, daily maid service is not included.   We suggest you bring beach towels. We do not permit towels or linens to be taken from the cabin and deck. There are plenty of towels for the usual stay - if more are needed, please run through the washer and dryer.  Beach towels for use after hot tub are in a basket inside the cabin - these are only to be used  at the cabin - not to be taken off the property for outside activities.  When using the dryer, clean the lint filter after each load. 
 
Hot Tub: Children are not permitted in hot tub at any time without adult supervision.  Pet is never allowed in hot tub.   When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.  Our housekeepers drain, sanitize, refill and replenish chemicals in tub prior to your arrival; therefore, it may not be warm until evening.  The water is treated - and will spot towels - could stain swim suits - it  would be good to run the swim suits through a rinse cycle of the washer after getting out of the hot tub. DO NOT STAND, SIT OR CLIMB ON THE HOT TUB COVER.  Hot tub covers are for insulation purposes and are not designed to support a person or persons.  They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm and clean.  
 
  Fireplace: The fireplace is a vented propane gas log fired firebox.  Please do not throw any paper or other combustible materials in the fireplace.  The fireplace has a pilot for a quick light -- and is controlled by a thermostat.  With the glass doors closed, the fire will go on and off - with the doors open, the temperature will not become high enough to turn the fire off if the control is turned fully clockwise.  Use the fire place in cold seasons - not when running the air conditioner. 


Septic: The cabin  is on  septic systems.  The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at anytime.  If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $75.00 for the service call.


 
Storms:  No refunds will be given for storms.  Gravel drives are well maintained. 
We do not refund due to road or weather conditions.

                                                        PET ADDENDUM                        
 

It is hereby agreed by and between ___________ (Homeowner) and _____________  (Guest) that homeowner will allow guest to have the following described pet and no others in the vacation home upon and subject to the terms and conditions of the rental agreement and this addendum.

Guest hereby agrees to comply the following:
1. Guest to pay additional pet fee in the amount of $30.00
2. All pets must comply with the following specifications (documentation from an accredited veterinarian must be provided by Guest upon request):
           
           
            Must be up-to-date on rabies vaccinations and all other vaccinations.
                 Heart worm preventive is highly recommended. 
 
3. Guest is responsible for cleaning up any/all pet refuse. 
4. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival.  Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. 
5. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage will be added to your charge. Dog is only pet considered or accepted. 
6. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
7. Pet will not be left unattended indoors at any time.  Pet will not be left unattended  on porch, deck, or in dog pen for an undue length of time.
8. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises. 
 
The Guest shall be solely responsible for the pet while on the property.
